About this construction contract
This construction contract is a document to protect the client. It is for the client to buy and use. It is a basic straight forward construction contract for any small works at your home, office or factory. Use it with sole trader or company. Makes clear the self employed status of the contractor. Allows you to define the work to be done and make sure it gets done.
Takes some of the risk out of using an unknown firm. Provides for use of sub-contractors, high level confidentiality and many smaller points.
The construction contract requires that you attach a specification of work. Later projects can be carried out and will automatically be subject to this agreement. Comes with extensive notes explaining every item and leaving you simply to choose and use.
As a client, you have the whip hand for payments but you may be less confident when it comes to the specification. If the contract value merits it, use a quantity surveyor to write the specification. If you have to write it, we advise you to use non-technical plain English. Your contractor will benefit from general words, because they give him flexibility. You benefit from precise words, because you get exactly what you want. So make sure the specification states what colour the facing bricks or roof tiles will be; what make of paint is used; safety glass or not; type of radiator valves, and so on.
Key features
This construction contract covers just those areas where you most need legal strength: limiting your liability if things go wrong, payment provisions, the specification, no posting bad publicity on social networks. Of course, with the wide Net Lawman experience of the real World, there are yet more helpful points too.
This construction contract also contains drafting notes to make quite clear what the text means and to advise you on choosing from the options we give.
