This form is to be completed by the lessor / agent and given to the tenant for the purpose of providing notice to tenants about an entry by the lessor/agent.
If you receive this form as a tenant your lessor / agent is notifying you that they intend to enter the rental premises on a particular date.
A lessor / agent must not enter the premises unless the entry is authorised under the Act – and the purpose of entering the premises is to:
• Inspect the premises other than for a short tenancy moveable dwelling
• Inspect the premises for a short tenancy moveable dwelling
• Make routine repairs or to carry out maintenance of the premises
• Inspect repairs or maintenance carried out
• Comply with the Fire and Rescue Service Act 1990 in relation to smoke alarms
• Comply with the Electrical Safety Act 2002 in relation to approved safety switches
• Show the premises to a prospective purchaser or tenant
• Allow a valuation of the premises to be carried out
• Check the tenant has remedied a serious breach, if a Notice to Remedy Breach (Form 11) has finished
Or because:
• The lessor believes, on reasonable grounds, that the premises have been abandoned
The length of notice required to be given by the lessor / agent, before they enter the premises is usually 24 hours, although in some cases, it is 7 working days.
